Welcome to Palm Oasis in Lake Worth Beach, Palm Beach County! Our vacation retreat offers a spacious and inviting environment, perfect for families, groups, or couples seeking a tranquil getaway. With a tropical theme and lush palm trees all around, you'll feel like you're in your private oasis, enjoying the beauty of nature and the relaxing sounds of the swaying palms. Inside this relaxing getaway you will find three bedrooms. Two are king master suites with master bathroom in the suite, while the third bedroom has two queens that are set up as a bunk bed. The third bath is in the hallway outside the bunk bedroom. One master has a separate sitting room that is just outside the bedroom, and it includes a pullout couch and TV. There is a curtain you can pull to create another private sleeping space and includes a side door access just to this area. The cottage behind the pool is a stand along living space with its own entrance, queen size bed and couch that can fold out as additional sleeping space. The cottage also contains its own set of washer/dryer. There are seven beds in total. The backyard is a tropical paradise, surrounded by 15 different types of palm trees, creating a lush and serene atmosphere. The beautiful, heated saltwater pool with swim shelf is the centerpiece, inviting you to take refreshing dips or simply bask in the sun on the sun deck. Two pergolas offer the perfect spots to unwind, enjoy outdoor meals, and gather with loved ones. The pavers around the pool create a stylish and safe area for lounging. A grill is available for delightful cookouts, and the outdoor TV adds a touch of entertainment. Palm Oasis boasts a prime location, with the beach just 1 mile away, making it easy to soak up the sun and enjoy the ocean breeze. The airport, polo fields, downtown Delray Beach, downtown West Palm Beach, and Manalapan are all within a 15-minute drive. Additionally, there are three parks within a mile, perfect for outdoor activities. You'll find an abundance of excellent restaurants and shopping destinations within a 30-minute radius. This home was recently purchased by new owners but has over 50 reviews dating back to 2021 with an overall rating of 4.95. Since we bought the home, we replaced both central AC units, installed a mini-split AC in the cottage, upgraded the kitchen space, bought a new outdoor grill, added a new 65" TV with soundbar and updated the wifi coverage with new nest technology. This is truly a wonderful space.

HOUSE RULES & RENTAL POLICIES By booking and staying at this property, the primary guest agrees to comply with all house rules and is responsible for ensuring that all registered guests and visitors follow these policies. OCCUPANCY & UNAUTHORIZED GUESTS The property's maximum occupancy may not be exceeded at any time. Any overnight guest exceeding the property's stated maximum occupancy will be considered an unauthorized guest. A **$100 fee per unauthorized guest, per night** will be charged for each night the property exceeds its permitted occupancy. Payment of an additional guest fee does not automatically authorize occupancy above the property's established maximum. Salt & Palm Stays reserves the right to require unauthorized guests to leave immediately when additional occupancy is prohibited by property restrictions, homeowner requirements, safety requirements, or local regulations. The primary guest is responsible for ensuring that all guests staying at the property are properly registered. PARTIES, EVENTS & GATHERINGS Parties, events, and gatherings are strictly prohibited unless prior written authorization has been provided by Salt & Palm Stays. Booking the property does not constitute permission to host a party, event, or gathering. Unauthorized gatherings may result in additional fees, removal of unauthorized guests, termination of the reservation when permitted, and charges for damages, excessive cleaning, security response, or other costs resulting from the violation. SUBLETTING & TRANSFERRING THE RESERVATION The property may not be sublet, shared, transferred, or assigned to another person. Only the persons properly registered on the reservation are permitted to stay overnight at the property. Salt & Palm Stays reserves the right to remove unauthorized guests from the property without reimbursement and will not be responsible for the cost of alternative accommodations. MINIMUM AGE REQUIREMENT The primary guest making the reservation must be **at least 25 years old**. NO SMOKING OR VAPING This is a **100% smoke-free property**. Smoking and vaping are prohibited anywhere on the property, including inside the home, patio and outdoor areas, pool area, yard, driveway, and any other area located on the property. This includes tobacco, marijuana, e-cigarettes, and similar smoking or vaping devices. No evidence of smoking or vaping should be left on the property, including cigarette butts, ash, burns, residue, smoking devices, or persistent smoke odor. If you choose to smoke, you must do so completely off the property and away from doors and windows. Cigarette butts must never be discarded on the property. A **$500 smoking/vaping fee** will be charged if there is evidence of smoking or vaping on the property. Additional charges may apply for professional cleaning, odor removal, damage, or replacement of affected items. QUIET HOURS **10:00 PM – 7:00 AM** Please respect our neighbors and all applicable city or community noise requirements. During quiet hours, outdoor music, speakers, and amplified sound are prohibited. Voices must be kept low in the patio, pool area, driveway, and in front of the property. Doors and windows should be closed if talking outside late at night. Gatherings outside are not permitted during quiet hours. Noise or gathering violations may result in a **$500 fee**, in addition to any applicable costs resulting from the violation. PET POLICY The property permits a maximum of **2 dogs** at a time unless otherwise stated in the listing. An additional **$50 fee per unapproved pet** will be charged. Dogs may not be left unattended inside the property or in a vehicle unless properly secured in a crate. Guests are responsible for excessive pet hair, odors, accidents, or damage. A **$50 excessive pet-hair cleaning fee** may be charged. Any damage caused by pets will be charged to the guest, and professional cleaning or remediation services will be billed as necessary. GRILL & PROPANE The owner does not guarantee that the propane tank will be full between guests. If the propane tank needs to be refilled during your stay, guests may purchase propane and submit the receipt for reimbursement, subject to the property's reimbursement policy. The propane supply must be **turned OFF immediately after using the grill**. Guests are responsible for using the grill safely and following all posted safety instructions. POOL & LIABILITY Guests use the pool and surrounding areas at their own risk. Pool activities can be hazardous, and guests acknowledge that they voluntarily use the pool with knowledge of the potential risks involved. Guests agree, to the extent permitted by applicable law, to release and hold harmless the owner and/or agent from claims, losses, or obligations arising from injuries or damages associated with use of the pool or premises, except to the extent caused by circumstances for which such a release cannot legally apply. Guests are responsible for supervising children and ensuring that all pool rules and safety requirements are followed. GUEST RESPONSIBILITY The primary guest making the reservation is responsible for ensuring that: * The property's maximum occupancy is not exceeded. * All registered guests and visitors comply with these house rules. * No unauthorized parties, events, or gatherings take place. * Prior written approval is obtained from Salt & Palm Stays for any request that may affect occupancy or involve a gathering or event. * The property and its contents are treated with care. VIOLATIONS & ADDITIONAL CHARGES Violation of these rules may result in unauthorized guest fees, smoking/vaping fees, quiet-hour or noise violation fees, removal of unauthorized guests, termination of the reservation when permitted, excessive cleaning charges, damage or replacement charges, professional service fees, security or emergency response costs, and any other reasonable costs resulting from the violation. Guests may be charged for damages, missing items, excessive cleaning, or other expenses resulting from their stay. LIABILITY To the extent permitted by applicable law, the owner and/or agent shall not be liable for injury to any person or damage to personal property arising from the guest's use of the property or its amenities, except where liability cannot legally be waived. Guests agree, to the extent permitted by applicable law, to indemnify and hold harmless the owner and/or agent from claims, losses, or obligations resulting from their actions, negligence, or violation of these rules.

Pool Heating in Winter Months: We want you to have a comfortable and enjoyable stay even during the cooler months. The pool is heated in the winter to provide a warm and relaxing swimming experience. Pool heating is included at no additional cost during these months. Noise and Occupancy Restrictions: Please be mindful of noise levels during your stay, especially during late hours. This is a quiet residential neighborhood, and we kindly ask guests to respect our neighbors' tranquility. Local code ordinance strictly enforces a quiet time from 10:00 PM to 8:00 AM. Additionally, the maximum occupancy of the property is strictly enforced by local regulations. Parking Limitation: The property can accommodate parking for up to 4 vehicles on-site. We kindly ask that there are never more than 4 vehicles at the property at any given time. Pet-Friendly Policy: We understand that pets are part of the family. With owner approval, pets are allowed at Palm Oasis. Please let us know in advance if you plan to bring a pet so that we can ensure a comfortable stay for both you and your furry friend. Check-in and Check-out Times: Check-in time is at 4:00 PM, and check-out is at 11:00 AM. We do our best to accommodate early check-ins or late check-outs if possible, so please feel free to inquire.
